Information you can use: Real Market data from Terre Haute and Vigo County home sales
The median selling price is up, which is good, but the number of homes sold is down, which is not good. So, is this the bottom of the home sales market recession in the Terre Haute area? I think it is.
MLS market data for home sales in Terre Haute and Vigo County compiled by the Indiana Association of Realtors reveal that over the first 7 months of 2009 the median selling price was $80,000 up 6.7% or $5,000 over the same period last year. However, over the number of homes sold was down 16.3%, to 479 homes. See the first chart below, “Year-to-Date, including July”, with Vigo County located about 90% down the page.
That same trend holds in the following charts #2 and #3 from the Indiana Association of Realtors for the “Rolling Quarter – May, June and July 2009”, and for “July 2009 vs. July 2008”. As does the average selling price which is up 6.0% to $97,466 but calculated separately from these reports.
The average and median selling prices for the market also compare favorably to the peak market of 2006. The median sale price year to date through July in 2006 was $86,900 only 8.6% above today’s and the average sales price then was $101,616 just 4.3% above today’s prices.
